Staff requests that this item be continued to the April 11, 2000, meeting per Paul Wood’s
recommendation. If there is an overflow meeting in April it will be heard at that time.

Motion made by Bill McDermott to continue this item to the April 11, 2000, meeting unless there
is an overflow meeting in March that it could be heard at. Seconded by Christopher Leh.

All were in favor.

st
B. Resolution No. 5, Series 2000, Lots 6 and 10, Block 3, CTC, 1 Filing. Final PUD
Development Plan and Final Subdivision Replat to construct 3 speculative industrial
buildings on 3 lots totaling 5 acres.

Staff Public Notice Certification:

Ken Johnstone, Principal Planner, certified that public notice was published in the Daily Camera for the
January 11 hearing that was continued to the February 8, and then subsequently continued at the
applicant’s request to this meeting. Therefore no new notice was required. All Planning Commissioners
verified that they were familiar with the site.

Staff Report and Facts and Issues:

Mr. Johnstone presented the details of this matter as stated in the staff report. One minor issue that has
come up since the Staff report was written, the Public Works Department has requested that some
additional items be clarified in the drainage plan and that those be added to the Planning Commission
approval.

Commission Questions:

Commissioner McDermott asked about the turning radiuses that are involved on the project. Johnstone
stated that to some extent those will be finalized through the civil plan review. The Fire District has been
referred plans to ensure there are no inadequacies.

McDermott also asked about the prairie dog situation and what will happen to them. Johnstone stated
that there is not a standard city policy regarding prairie dogs.

Applicant Presentation:

Terry O’Connor, 287 Century Circle, Louisville, CO, O’Connor Development. Mr. O’Connor stated that
the only issue that they have is with Condition No. 6. The difficulty that they have with these buildings
are that they do not have tenants for these buildings there are still a lot of decisions that will have to be
made based on the use. Making commitments to these things at this point is premature.

2
