Commissioner McDermott suggested putting a parapet wall off of the molding that is already
around the building now. It would look like it is a flattop building, but within it would be the
sloped surface where you would have the plastic material. That way it would assume a similar
architecture that the building already has, you wouldn’t be able to see it from the street and you
would still have the direct sunlight coming in to be able to give you the windows. Mr.
McDermott would also like to see something done about the parking situation.

Commissioner Kalish likes the look of the building. Ms. Kalish asked if the applicant has thought
about using recycled PVC. Mr. Ferenc stated that the manufacture uses a meaningful percentage
of recycled plastic in the material.

Commissioner Pritchard is concerned with the roofing. He would like to see better options and
other considerations.

Staff Summary:

Manjeet Ranu stated that Staff is recommending approval with two conditions in Resolution No.
14, Series 2000.

Public Hearing Closed / Commission Comments / Vote:

Commissioner Thompson supports Bill McDermott’s suggestion.

Commissioner McDermott thinks that with a parapet wall up, he would not have any problems
with this at all. He likes the
latticework.

All Planning Commissioners liked Bill McDermott’s suggestion.

Commissioner Lipton stated that the Planning Commission could try to give the applicant
direction and give Staff some flexibility in approving something. Or, they can come back with
another rendition.

Motion made by Bill McDermott for a continuance of Resolution No. 14, Series 2000, to the May
9, 2000, Planning Commission meeting. Seconded by Chris Pritchard.

Commissioner Pritchard asked if the applicant necessarily has to take their recommendation. Can
they take it to City Council? Is this the equivalent of a denial?

Paul Wood stated that Staff needs a recommendation before moving forward to City Council,
whether that is denial or recommendations of approval with conditions. An option would be for

13
