<br />they realize that siting the school in the CTC is a new sort of request for Louisville. Information <br />about other Colorado schools that have successfully been sited in industrial areas was submitted <br />to the Planning Commission. Ms. Kelley mentioned other schools in affordable housing <br />developments that have been approved in Louisville that are in non-traditional settings where <br />issues related to child safety have arisen. For example concern about train derailment where it <br />was discussed during the consideration of the new affordable housing development on East <br />Street. That was approved by the City and is now under construction. The same issue was <br />present with two daycare centers, Seven Oaks Academy and La Petite Academy were located <br />adjacent to the railroad tracks on Centennial Drive. <br /> <br />Ms. Kelley stated that they are prepared to comply with all of the Staff’s recommendations. Ms. <br />Kelley stated that they have begun a Phase I environmental assessment and they will follow <br />recommendations that are necessary. <br /> <br />LSC Traffic Consultants has analyzed the traffic impacts, which includes the drop-off and pickup <br />Que. LSC is recommending that five cars drop off students at the same time with seven cars in <br />line behind. LSC’s analysis shows that with this plan, the Que can be contained on site. Peak to <br />Peak believes that they will be able to keep the lines of cars within the property, however they will <br />agree to build the drive if it is required to keep the Que. on site. <br /> <br />Peak to Peak is a closed campus. Students will be dropped off literally into teachers care and then <br />the teachers will escort the children out and put them in the cars with the parents to drive off and <br />they will not be going offsite. The children will be monitored and will not be allowed to go off <br />site. <br /> <br />Peak to Peak is currently drafting a good neighbor policy which will state Peak to Peak’s intent to <br />work cooperatively with the neighbors. It will address some of the issues that neighbors raise. <br />One of the most difficult steps has been securing a site for the school. Peak to Peak is excited <br />about locating in the Boxelder facility. It is a site that they believe, through their experience with <br />other schools, will be successful in a light industrial setting. They also believe that they can be a <br />good neighbor to others in the CTC. <br /> <br />Members of the Public: <br /> <br />Jim Smittkamp, Attorney for the Limited Liability Company that owns the building at 1722 <br />Boxelder, (McData Corporation). Mr. Smittkamp stated that the family that owns the land that <br />will be next to Peak to Peak is concerned about having a school approximately 200 feet away <br />from McData’s use of their building on three lots which is approximately 91,500 square feet. <br />There are currently 80 employees that come to the building each day. They have been advised by <br />McData that by the end of the summer there are six to eight semi-trailers on the property a day <br />and there are a lot of cars coming and going each day. Because of the fact it is a dead-end street <br />and also because it is a light industrial use, with two containers at the northeast and northwest <br />corners of the property that hold gas, coupled with the semi traffic coming and going from there <br /> <br /> 9 <br /> <br />
