It was posted in City <br />Hall on Oct 29, 2000 and mailed to the appropriate property owners on October 27, 2000. <br /> <br />Staff Report of Facts and Issues: <br />Johnstone reported this is a Final Plat (Replat), Replat D, The Business Center at CTC, a replat of <br />Lot 2, Block 4, The Business Center at CTC, subdividing one existing lots into four lots. The <br />Planning Commission approved a preliminary replat at the September 12 meeting. The approval <br />required that the northern half of the proposed replat, which is commercially zoned, be removed <br />from the request. That has been done. <br /> <br />As discussed during the preliminary public hearing, the replat is proposed to create smaller lots, <br />consistent with what they believe to be the current market demand in this area. The lots are <br />designed to accommodate buildings of roughly 20,000 to 50,000 square feet. The lots range in <br />size from 2.4 to 2.85 acres. That is approximately double the size of typical lots in the original <br />CTC, First Filing, though smaller than the average size for lots in the more recently platted <br />Business Center and Park at CTC subdivisions. No information is provided on specific users or <br />developments for these lots. <br /> <br />The Master Utility Plan provides for a sidewalk only on the west side of CTC Boulevard, which is <br />typical for the CTC industrial area. However, given the commercial zoning of the property on the <br />northern half of this lot, and the potential for pedestrian oriented retail, service or restaurant types <br />of uses, Staff is recommending sidewalks on both sides of that street, as is the standard for <br />commercial districts within the City.
