downtown streetlights. <br /> <br />Craig Kitzman, Assistant City Engineer, reported that Public Works would like to request that a civil <br />engineering plan set, including a comprehensive drainage plan and overlot grading plan, be provided at <br />the time the plans are submitted to Public Works for review. This would be contingent on Planning <br />Commission and City Council approval of this application. He further stated that the grading plan that <br />was submitted shows only some spot elevations with drainage arrows. The information provided, isn’t <br />sufficient to completely review existing and proposed drainage patterns and basin boundaries. <br /> <br />Kitzman requested the civil engineering plan set be a condition of approval. He stated that he would <br />provide wording for the condition. <br /> <br /> <br />Commission Questions: <br /> <br />Leh – None. <br /> <br />McAvinew requested clarification of the DDH buffer. <br /> <br />Wood replied that the DDH buffer is 15 feet and the applicant is requesting a 7-foot buffer. <br /> <br />McDermott – None. <br /> <br />Thompson requested that for future applicants with issues for tree selection that the trees already be <br />selected with the assistance of the City Forester before the applicant comes before the Planning <br />Commission. <br /> <br />Applicant Presentation: Arlin Lehman, 901 Main Street, Louisville, CO stated that the project was <br />started three years ago to develop this area of Front Street. He requested that the Planning Commission <br />grant the request for the 7-foot buffer. He supported his request by pointing out some inconsistencies <br />in the DDH. <br /> <br />Commission Questions of Applicant: <br /> <br />McDermott requested a time frame for the completion of the project. <br /> <br />Lehman stated that the demolition permit for 917 Front was pulled two months ago and should be <br />completed within 30 days. The entire project of the new office buildings and the parking will be <br />completed by the end of 2002. <br /> <br />Thompson asked Wood if the landscape issue could be resolved before this is taken to City Council. <br /> <br />Wood replied that he and the applicant would work with the City Forester to complete that requirement <br />before going to City Council. <br /> <br />Members of the Public: None. <br /> <br />Staff Summary and Recommendation: Wood stated that Staff is recommending approval of the <br />application with three conditions. <br /> <br />5 <br /> <br /> <br />
