Case #01-037-UR. (Staff requests <br />continuance to April 23, 2002.) <br /> <br /> <br /> <br />Case Manager: Ken Johnstone, Principal Planner <br /> <br /> <br /> <br />Applicant and Owner: Edward M. Ladley and Joan F. Ladley <br /> <br />Kenneth Johnstone, Principal Planner, explained the continuance of the request and that the case would be <br />heard as a PUD and a special review request at the same hearing. <br /> <br />Pritchard moved and McDermott seconded the motion of the continuance of the Coal Creek Collision <br />rd <br />Center to the April 23 meeting. Motion passed by unanimous voice vote. <br /> <br /> <br />6B. Regular Business – Public Hearing Items <br /> <br /> Resolution No. 7, Series 2002, 5*6*7*8* DANCE!, <br />a special review use for a dance studio <br />providing training for multiple styles of dance, exercise and tumbling for children, teens and <br />adults. Case #02-001-UR. <br /> <br /> <br />Case Manager: Jeffery Martell, Planner II <br /> <br /> <br />Applicant and Owner: Kelli Beeson, dba 5*6*7*8* DANCE! <br /> <br /> <br />Conflicts and Disclosures: <br /> <br />The Planning Commission members reported no conflicts or disclosures. <br /> <br />Public Notice Verification: <br /> <br />Jeffery Martell, Planner II, provided public notice certification in the Daily Camera on March 26, 2002 <br />and the mailing of the public notice to appropriate property owners. <br /> <br />Staff Report of Facts and Issues: <br /> <br />Martell stated that the case before the commission is a request to review a special review use to allow <br />for a dance studio to be located in an existing Industrial/Office building located at 1721 Boxelder Street, <br />Lot 11, Block 4, Colorado Technological Center, First Filing. The existing zoning is Industrial with an <br />underlying PUD approved in September 1998. The PUD had the following building specifications: <br />total building area: 22,178 SF (six units) <br /> <br /> <br />total lot area: 71,629 SF <br /> <br /> <br />total building coverage of the site: 31% <br /> <br /> <br />total parking spaces: 59 (including 4 handicap) <br /> <br /> <br />total paved area of the site: 44% <br /> <br /> <br />total landscaped are of the site: 25% <br /> <br /> <br />building height constructed: 18 ft. <br /> <br /> <br /> <br />2 <br /> <br />
