All Planning Commissioners verified that they were familiar with the site. <br /> <br />Staff Report and Facts and Issues: <br /> <br />Paul Wood presented the details of this matter as stated in the staff report. Mr. Wood read into <br />the record a letter from the applicant received on February 18, 1999, withdrawing any request for <br />Special Review Use at the Planning Commission hearing on this date. Mr. Wood stated that if the <br />applicant does desire to incorporate Special Review Uses into this PUD approval, that would be <br />appropriate to advertise for that at a final hearing before the Planning Commission. <br /> <br />Chairman Boulet moved that the Commission exclude consideration of Special Review Uses for <br />this proposal at this hearing. Seconded by Jeffrey Lipton. Unanimous voice vote in favor. Mr. <br />Lee’s letter of February 18, 1999 was entered into the record. <br /> <br />Paul Wood stated that staff is recommending denial of this application at this time. <br /> <br />Commission Questions: <br /> <br />None. <br /> <br />Applicant Presentation: <br /> <br />Bob West with Oz Architecture, 2336 Pearl Street, Boulder, CO representing Jim Vasbinder with <br />Etkin Johnson and Jon Lee with the Colorado Tech Land Company. Mr. West stated that they <br />have some disagreements with Staff comments regarding the City Council meeting and how they <br />were perceived on this project. Mr. West introduced a 3-D cad model of the Business Center at <br />CTC with concepts of buildings and explained their intentions to the Planning Commission. Mr. <br />West stated that they have increased landscaping substantially from the original proposal and have <br />tried to add screening. Mr. West stated that they have provided the landscaping to the entrances <br />on to the site per the PUD, and now are being told that it is inappropriate. Mr. West indicated <br />that they are following the overlay PUD and they have some disagreements with Staff regarding <br />certain issues. Mr. West asked for the Commission’s direction on some of the big issues so that <br />they can move forward with their comments. <br /> <br />Mr. Lee is not sure if this should be a Preliminary or a Final PUD and would like to have that <br />reflected on the record. Mr. Lee feels that they have offered a solution to try to solve the problem <br />of separating the water from Maple Grove and are now waiting for a response from the City. <br />Jim Vasbinder with Etkin/Johnson. Mr. Vasbinder brought up the point of the concern regarding <br />cross-parking and wanted to make sure that the Commission was aware that part of the <br />development there would be a reciprocal easement agreement that allowed cross-parking between <br />these lots and buildings. <br />Members of Public: <br /> <br /> <br /> 2 <br /> <br />
