<br /> <br />Applicant Summary: <br /> <br />Jon Lee addressed the approved PCZD plan which says that this area, including Special Review <br />Uses shall be required to meet the Industrial Design Guidelines. It shall be Commercial Design <br />Guidelines if it’s office. Mr. Lee feels that they should be dealing with Industrial Design <br />Guidelines, however they are not available at this time. Mr. Lee is unclear as to what standards <br />they are to be following. <br /> <br />Public Hearing Closed/Commission Comments: <br /> <br />Commissioner Pritchard is in favor of giving the Staff and the applicant the opportunity to try to <br />work this out. <br /> <br />Commissioner Klahn is doubtful at this point that they would be able to come with something that <br />is solid. <br /> <br />Commissioner Lipton would also favor a continuance. He would also like to see some major <br />progress made, especially on the architecture. <br /> <br />Motion made by Commissioner Klahn to approve Resolution No. 13, Series 1999, which is a <br />resolution disapproving the Preliminary PUD Development Plan and Preliminary Replat for lots 2, <br />3, 4, 5 and 6, Block 7, The Business Center At CTC. Chairman Boulet suggested that all <br />reference to the Special Review Use within that motion be stricken. Commissioner Klahn added <br />that with the additional basis No. 1 being that the applicant has not effectively addressed the <br />issues regarding sidewalks and design issues pursuant to the PUD ordinance. <br /> <br />Commissioner Lipton added a friendly amendment to state it as saying “Adequate provisions must <br />made for a pedestrian walks mall and landscaped places to prevent pedestrian use of vehicular <br />ways.” Accepted by Sarah Klahn. <br /> <br />Seconded by Robert McAllister. <br /> <br />Commissioner Lipton added No. 6 that says “The applicant has not provided enough information <br />on how the final building mix and layout will occur in order to determine reasonable requirements <br />for parking, drainage and screening.” Accepted by Commissioner Klahn. <br /> <br />Roll Call Vote: <br /> Chris Pritchard, Yes; Robert McAllister, Yes; Bill Boulet, Yes; Sarah Klahn, <br />Yes; Jeff Lipton, Yes. Motion passes to disapprove the Preliminary PUD and Preliminary Replat <br />5:0. <br /> <br /> <br /> 4 <br />
