Jim Vasbinder with Etkin Johhnson Group said that they are setting it up for 8 tenants per
building. They would like fewer if possible.

Commissioner Pritchard asked Staff if there were 2 doors per each zone how many parking spaces
would be lost and would they be within the parking limit.

Mr. West stated that the amount of parking lost would be minimal.

Mr. Johnstone is not certain as to how much landscape would be lost if there were four doors and
that is part of the problem. The loss of parking is close. There needs to be some control and is
open for discussion.

Ms. Klahn is concerned that this could be approved and that there could have been an error in the
landscaping or the parking. She would like something to be crafted into the PUD.

Ms. Klahn asked about Condition 14, to double the size of the dumpster enclosure and wonders
what complications could come from it.

Mr. Johnstone stated that his only concern would be a visibility concern in terms of drivers on
Building B if it were doubled in size.

Ms. Klahn asked about the windows on either side of the entrance to be changed a little bit.

Mr. Johnstone would like to see the window pattern broken up a little bit.

There were questions about the storm sewer pipe and the memo submitted by City Engineer,
Craig Kitzman. Mr. Johnstone created a condition regarding the storm sewer pipe to be added
for approval of this application before the Planning Commission.

Staff Recommendation:

Mr. Johnstone stated Staff is recommending approval of Resolution No. 28, Series 1999, with 23
conditions of approval.

Applicant Summary:

The Applicant thanked the Commission for the discussion.

Public Hearing Closed/Commission Comment/Vote:

Commissioner Lipton added condition number 24, to read, a minimum of 25% landscape
coverage and a minimum parking ratio of one space per 400s.f. of building space must be
maintained at all times on all lots.

4
