As far as the landscaping, they are working with the Parks Department and are in harmony with what
they want.

Signage was addressed as to what the Applicant would like to see happen and put into the PUD.

John Wisaker, 9815 S. Glenstone Trail, Highlands Ranch, CO. Mr. Wisaker explained to the
Planning Commission how important signage is to retailers. Without signage on to the street they do
not feel that the retailers would be successful. They have had some potential clients decline due to
the signage dispute.

Mr. Junge stated that they are looking for signage input from the Planning Commission at this time.

Commissioner Lipton would like to have the applicant come back with a package that could be
formerly approved.

Mr. Junge introduced the color pallet to the Planning Commission.

Members of Public:

Rudy Rudolph, 7570 Crestview Drive, Longmont, CO. Mr. Rudolph is one of the owners of the
Comfort Inn. He would like to see some change of access to the motel and the signage be more of a
directory sign. They do support the limited hour restaurant in the project and would like to see a
breakfast type go in.

Erik Hartronft, 801 Main Street, Louisville, CO. Mr. Hartronft has reviewed the Colony Square
plan in regards to impacts on the Comfort Inns site. He addressed four issues that they would like to
see tweaked. There is a cupolo on Building E that was moved at their own request, however, they
would like to see it moved back to the middle of the building to unblock the view corridor.

The other three are:

The entrance drive reconstruction on Village Drive West. One parking space would be eliminated
which is fine, but they are concerned with the grades.

There needs to be an approved access plan for the entire Colony Square. There will be limited
access when the road reconstruction occurs. He would like to have a discussion with the City and
other property owners before this is approved.

There is recent precedent of signage as far as monument signs, and they would like to see one at this
location.

Mr. Chuck Keim addressed the grading plan on this project. They have actually relocated the
driveway after working with Mr. Hartronft in order to accommodate the Comfort Inn. It is a trade-
off between drainage and parking. If they move it again it will cost another parking space.

4
