Condition 14 <br />would state that at the main flagstone entry sidewalk two 70-watt bollard lights be added. Johnstone <br />would add a condition No. 18 that the cornice on the building be further highlighted with a brick <br />rowlock course or other accent material that protrudes several inches from the main building wall and <br />that the parapet height be further varied. <br /> <br />Johnstone requested that the Commission review the brick sample very carefully. The red is a <br />significant departure from other red brick used in the community. <br /> <br />Applicant Summary: <br /> <br />Dan Blankenship, Engineer for Carrabba’s said that they have endeavored to meet or exceed all of the <br />CDDSG for this site which he feels significantly enhances this site. They will continue to work with <br />Staff and will incorporate the Commissions comments. <br /> <br />Mr. Boatright asked if the Commission if they want to eliminate the west down lights if they would <br />allow them to put the bollards in for lighting purposes. He is concerned about the employee’s safety <br />as well as the pedestrians. Mr. Johnstone agreed. <br /> <br />Public Hearing Closed / Commission Discussion / Vote: <br /> <br />Lipton supports the new Condition No. 18. <br /> <br />Boulet is pleased that the applicant is willing to work with the PC on the architectural concerns on the <br />south and west sides of the building. Boulet thinks the brick will look nice and likes the variation of <br />brick color. <br /> <br />Solek would like the depth of the brick profile to six inches on the south and west walls. Solek would <br />like to have some variety of brick along McCaslin. <br /> <br />Pritchard thinks the building will be attractive. He would like to see the parking pared down <br />somewhat and utilize the shared parking. <br /> <br />Thompson thinks the brick will be nice. <br /> <br />Motion made by Commissioner Solek to approve Resolution No. 41, Series 1999, approving a final <br />PUD development plan for Carrabba’s Italian Grill on Lot 3, Centennial Valley, Parcel L, Filing No. 1, <br />with conditions 1-6 as written by staff. The following additions to 7a being “Substitute large shrubs <br />for Arctic Willow and Spirea on east side. Provide deciduous Juniper ratio of 3:1, add tree at <br />southeast corner of parking lot, consider addition of other trees, break up and diversify Gold Flamed <br />Spirea and Colorado Grape Holly. Replace Purple Winter Creeper with perennials not subject to <br />winter leaf burn.” Condition 7b as written by staff with additions as shown by applicant at hearing. <br />Conditions 8-11 as written.
