<br />Mr. Johnstone responded to Commissioner Solek’s question, that it wasn’t so much the species of the <br />tree, the Plains Cottonwood tree, as it was the location of the detention pond, they are very close to <br />the outlet structure for the pond. <br /> <br />Commissioner Boulet asked that the applicant bring better materials to the final so that they can get a <br />better idea as to how it will look on the building. <br /> <br />Tom Seibert, Architect for the project, stated that they will build a model for the next review. He also <br />brought some samples of the metal panel and some different options that they are considering. They <br />were passed around to the Planning Commissioners. <br /> <br />Commissioner Solek asked about the option of using the curb cuts to allow the water to flow into the <br />detention ponds rather than a pipe in the parking lot and if that has been reviewed. <br /> <br />Greg Gastineau with O’Connor Development stated that the slope was too shallow to use a curb cut. <br /> <br />Staff Summary: <br /> <br />Mr. Johnstone stated that staff is recommending approval of Resolution No. 52, with 10 conditions. <br /> <br />Applicant Summary: <br /> <br />None. <br /> <br />Public Hearing Closed/Commission Comment/Vote: <br /> <br />Solek would like to see the cottonwood trees stay. <br /> <br />Boulet would like to have Condition No. 3 worked out between the applicant and the staff before the <br />final in regard to the 15-foot utility easement. <br /> <br />Commissioner Lipton proposed a motion that would to approve Resolution No. 52, Series 1999, with <br />the ten conditions as written by staff and the change made to Condition No. 6 as proposed by <br />Commissioner Solek. <br /> <br />Seconded by Tom McAvinew. <br /> <br />Friendly amendment made by Betty Solek to Condition No. 8, that the public zones be shown on the <br />plans in order to make it easier to interpret the architectural features. <br /> <br />Accepted by Lipton and McAvinew. <br /> <br />Solek proposed that Condition No. 6 read, “That the applicant consider relocation of Plains <br />Cottonwoods from the two detention ponds on the south side of the site or replace with trees less <br />prone to shedding materials which are able to withstand alternating drought and very wet conditions. <br /> <br /> 3 <br /> <br />
