Boulet likes the south side of the building, however, the east and the west zones will need some varied
parapet heights to dress up the “public zone”.

Commissioner Solek does not care for the “racing-stripe” color pattern on the building. She would
like to see the pattern of color varied. She would like to see Buffalo grass used for the landscaping.

Commissioner Pritchard is concerned with the use of treated timbers for the wall in the front along
Arthur Avenue. He would like to see the boulders used instead. He would like to have far less
conditions before approving this application and sending it to City Council.

Commissioner McAvinew thinks that the timbers work well for the project.

Staff Summary:

Staff is willing to work out the number of conditions with the applicant and is recommending approval
of Resolution No. 54.

Applicant Summary:

Mr. Maddox stated that they have worked hard to come to a conclusion in regard to the architecture
and thinks that they can work out all of the other conditions with Staff. The only request he had was
that they not have to do the parapets.

Public Hearing Closed / Commission Discussion / Vote:

Commissioner Lipton will vote against this application at this time because of the architecture and type
of design, which is not consistent with what is going into the CTC now. Mr. Lipton would like to see
something significantly different and would be willing to see the applicant go to another area if they
feel they need to develop some place.

Commissioner Thompson would like to see a variation on the “racing stripe” and the use of the color
effectively. She would like to see a visual variation along the roll-up door area.

Commissioner Boulet agrees that this part of the CTC is supposed to be more upscale than the older
part of CTC. He thinks this type of use is appropriate, however it is a question of the applicant
proposing a nicer looking building. If they cannot put a different looking building in this area, they
may have to go somewhere else. He will vote against it at this time.

Commissioner Solek thinks this is an appropriate type of use for CTC. She agrees that the building
needs architectural work.

Commissioners Pritchard and McAvinew agree with the previous comments.

Commissioner Lipton would like to see much change to this application and has a long way to go for

8
