the drainage. They will probably not build the alternate site plan because it may take a while for the
railroad easement to be vacated and they may not want to hold up the actual construction of the
building, however, they wanted to choose. Mr. Bramble proposed another alternative plan in the
future, to put some parallel parking into that easement. It has not been worked out with Staff yet, but
they would like some input from the Commission.

Members of the Public:

None.

Commission Questions/Comments:

Commissioner Pritchard asked where rooftop mechanicals would be placed.

Bramble stated they would be inside the building.

Commissioner Solek asked if they would be willing to reduce the riprap and use a more natural
arrangement of riprap.

Bramble pointed out that there is a wall in the pond area and they will use a solid color that fits on the
foundation. The riprap could be that color.

Solek likes the variety of landscaping. She would like to add late spring and early summer ground
covers and perennials.

Chairman Boulet asked about the Navajo White color and would rather see something a little darker in
the white color scheme. Bramble agreed.

Commissioner Lipton asked why they need the second curb cut. Bramble stated that it is important to
access the roll-up doors in the back of the building and they will need two curb cuts for their trucks.
Their neighbor is not interested in sharing.

Lipton is not comfortable making the decision to let them use parking in the easement. He would like
to see a plan first and have it reviewed by Staff first.

Staff Summary:

Kenneth Johnstone is recommending approval of Resolution No. 57, Series 1999, with the six
conditions as stated in the Staff report.

Applicant Summary:

Mr. Bramble accepted that they will work on the conditions and hopes that this building will be
another compliment to the CTC.

4
