<br /> <br />Pritchard asked if Hu had any problems with the conditions as outlined by Staff. <br />Hu stated that he has no problems with the conditions. <br /> <br />McAvinew asked how long the process could be to resolve the approximately 1200 SF parcel <br />with a Quiet Title. <br /> <br />Hu stated that he does not know how long it will take but he is anxious to move forward as <br />quickly as possible. <br /> <br />Loo and McDermott had no questions. <br /> <br />Pritchard asked Wood how will this property be affected by the Highway 42 Revitalization Area. <br />Wood explained that there should be no conflict because the plan includes keeping the <br />neighborhood intact. <br /> <br />rd <br />Pritchard asked if the 3 unit would be affected by the flood plain. <br />Wood stated that the drainage ditch and a 20-foot easement had been discussed with the Public <br />Works Department and they have no outstanding issues. <br /> <br />Members of the Public: <br />McAvinew requested comments from the public. <br /> <br />Carrie DeGraw, 1109 Spruce St., stated that she has been a neighbor of the subject property for <br />several years and supports the development that Mr. Hu is requesting. <br /> <br />Jean Morgan, 1131 Spruce St., stated that she is a neighbor of the subject property and would like <br />to have a few questions answered by Staff if permitted. <br /> <br />McAvinew asked her to state her questions and then the Staff or the applicant would answer the <br />questions. <br /> <br />1.Is Lot A, the four-plex, large enough without the Quiet Title? <br /> <br />2.Is the lot in the middle of the proposed development large enough for a duplex? <br /> <br />3.Will the new lot to the west be a conforming lot? <br /> <br />4.How much off-street parking will be required? <br />Wood answered her four questions as follows: <br /> <br />1.A Quiet Title will be needed to have the lot large enough for a four-plex. Otherwise a lot <br />line adjustment will need to be done. <br /> <br />2.Yes. <br /> <br />3.Yes. <br /> <br />4.Each unit will be required to have 2 off-street parking spaces per dwelling unit. <br /> <br />Staff Summary and Recommendation: <br />McAvinew requested Staff summary and recommendation. <br />Wood had no additional summary and the request is for approval with four conditions. <br /> <br />5 <br /> <br />
