Be specific <br />with regards to permitted, special review and excluded uses. Maybe some uses should be <br />removed or given a special review use classification. Other considerations include floor area <br />ratio (FAR), and design standards under the CDDSG. <br /> <br />Deborski: <br /> Still concerned with the full turn access. What kind of traffic counts are we looking at <br />on South Boulder Road? <br />Wood: Will probably need the help of the transportation consultant (LSC) to answer all of your <br />questions. 4-lane artilleries are 20,000 – 25,000 trips per day. Full turning movements are not <br />supported by Staff on Dillon Rd. The only full turning movement is at the north end of the site <br />th <br />on 96 St. <br /> <br />McAvinew: <br />How serious is the Archdiocese about building on this site? <br />Rick: Very serious. $1.5 million pledges have been collected for this property. The Archdiocese <br />had required that the local parish buy this property from the Archdiocese. A 600 – 700 seat <br />church would probably be $5 -7 million. <br /> <br />Public Hearing Closed Commission Comments: <br />Deborski: <br />Safety is my major concern. Can embrace this if we have more details on Zone 2. <br /> <br />Loo: <br />Still have concerns with permitted uses in Zone 2. Traffic will probably continue to be a <br />concern in that location. Zone 3 regarding the child care and senior housing is agreeable to let <br />the developer make that decision. With hesitation on Zone 2, she is in support of this project. <br /> <br />McAvinew <br />: Regarding criteria for re-zoning, we need to consider what we have in front of us not <br />what might come forward from someone else. Traffic will continue in that area and how other <br />future changes will effect the area is unknown. Does not support a full turn movement on Dillon <br />Rd. Does not see this as a good location for a church and school. Still has questions about <br />support. <br /> <br />Lipton: <br /> Not ready to approve this evening until we have a new Citywide Comprehensive Plan <br />(Comp Plan). Current Ag. zoning still allows the building of a church, does not support the <br />change of the zoning. Recommend the Commission consider the housing in Zone 3. Agree with <br />Staff on traffic movement. Also need to nail down the uses before approval. <br /> <br />Pritchard: <br />Agree with Lipton as currently zoned. STK is an issue for any future development. If <br />approved, Zone 3 needs to change, perhaps combine Zone 1 and 3. <br /> <br />McDermott: <br />Applicant has come up with a plan that makes sense and one that can be controlled. <br />Permitted uses should have been determined before now. Can not approve until permitted uses <br />are finalized. Church can be a landmark for Louisville, create an image that people will <br />recognize. <br /> <br />5 <br /> <br /> <br />
