APPROVED – FEBRUARY 10, 2005 <br />The coffee shop is proposed within an existing building at 1849 Cherry Street, which <br /> <br /> <br />is in the Park at CTC subdivision. <br />The coffee shop would occupy the front 650 feet of an existing tenant space (Unit 8). <br /> <br /> <br />The balance of the tenant space is used for a warehousing and distribution facility. <br />The building itself is broken into several condominium units and has a variety of <br />Industrial businesses. <br />The coffee shop would offer a variety of non-alcoholic beverages, as well as limited <br /> <br /> <br />food, which would be prepared off site. <br />Five (5) tables – seating for up to 20 people, though most business is anticipated to be <br /> <br /> <br />“to-go”. <br />Parking – 15:1000 restaurant standard – not terribly applicable for limited service <br /> <br /> <br />restaurant uses such as this. The SRU process provides a mechanism to review site <br />specific parking conditions. <br />Site has a ratio of 2.74:1000, which allocates 8 spaces to this tenant space. Total <br /> <br /> <br />employees on site would be 4 (w/ the coffee shop). That leaves 4 spaces for coffee <br />shop customers, which we believe will generally be adequate to meet the demand for <br />the size coffee shop proposed. <br />We have also discussed in the staff report the fact that the peak parking demand for <br /> <br /> <br />the coffee shop likely occurs in the early morning and lunch hour – times when it is <br />likely that more parking is available in an employee based parking lot such as this. <br />As the Commission is aware there are 5 specific criteria against which SRU <br /> <br /> <br />applications are reviewed. We have provided a written analysis of those criteria in <br />the Staff Report and believe they have been met. We believe that additional service <br />businesses such as this are clearly an asset to the Colorado Tech Center area. <br /> <br />Commission Questions: None heard <br /> <br />Applicant Presentation: Jolene Vance,2606 Freeman Ct., Erie thanked staff for the <br /> <br />completeness of the report and had no additional comments. <br /> <br />Commission Questions of Applicant: <br />McDermott asked if they planned to make deliveries. <br />Vance replied no. <br /> <br />Members of the Public: None heard. <br /> <br />Staff and Applicant Summary and Recommendation: No additional information <br /> <br />Commission Questions: None heard. <br /> <br />Public Hearing Closed Commission Comments: <br />Kalish stated it is a great idea and supports the request. <br /> <br />McDermott agreed that is it a great idea and also supports the request. <br /> <br />8 <br /> <br /> <br />
