APPROVED – FEBRUARY 10, 2005
The coffee shop is proposed within an existing building at 1849 Cherry Street, which


is in the Park at CTC subdivision.
The coffee shop would occupy the front 650 feet of an existing tenant space (Unit 8).


The balance of the tenant space is used for a warehousing and distribution facility.
The building itself is broken into several condominium units and has a variety of
Industrial businesses.
The coffee shop would offer a variety of non-alcoholic beverages, as well as limited


food, which would be prepared off site.
Five (5) tables – seating for up to 20 people, though most business is anticipated to be


“to-go”.
Parking – 15:1000 restaurant standard – not terribly applicable for limited service


restaurant uses such as this. The SRU process provides a mechanism to review site
specific parking conditions.
Site has a ratio of 2.74:1000, which allocates 8 spaces to this tenant space. Total


employees on site would be 4 (w/ the coffee shop). That leaves 4 spaces for coffee
shop customers, which we believe will generally be adequate to meet the demand for
the size coffee shop proposed.
We have also discussed in the staff report the fact that the peak parking demand for


the coffee shop likely occurs in the early morning and lunch hour – times when it is
likely that more parking is available in an employee based parking lot such as this.
As the Commission is aware there are 5 specific criteria against which SRU


applications are reviewed. We have provided a written analysis of those criteria in
the Staff Report and believe they have been met. We believe that additional service
businesses such as this are clearly an asset to the Colorado Tech Center area.

Commission Questions: None heard

Applicant Presentation: Jolene Vance,2606 Freeman Ct., Erie thanked staff for the

completeness of the report and had no additional comments.

Commission Questions of Applicant:
McDermott asked if they planned to make deliveries.
Vance replied no.

Members of the Public: None heard.

Staff and Applicant Summary and Recommendation: No additional information

Commission Questions: None heard.

Public Hearing Closed Commission Comments:
Kalish stated it is a great idea and supports the request.

McDermott agreed that is it a great idea and also supports the request.

8
