Planning Commission <br />Meeting Minutes <br />April 14, 2005 <br />Page 6 of 14 <br /> <br /> <br /> <br />The current application requests further loosening of the sign criteria and the <br />addition of several monument signs to provide individual tenant identification. <br /> <br /> <br />Three issues related to the physical circumstances of the site that continue to be of <br />concern are: <br />1) Significant setback from McCaslin – Open Space. <br />2) Residential architectural style. <br />3) Inward facing building orientation – “village design”. <br /> <br /> <br />Highlights of the proposed changes to the sign criteria are: <br /> <br />Internal illumination of signs facing McCaslin and Dillon. <br />o <br /> <br />A proposal to allow fully illuminated cabinet signs, which staff does not <br />o <br />support. <br /> <br />The addition of window signs. Staff has not supported this in the past <br />o <br />because of the limited effectiveness and aesthetics. <br /> <br /> <br />The application also requests a change to the Monument Signs which includes the <br />Tower and two freestanding monuments, all with individual tenant identification. <br />Johnstone pointed out that the CDDSG generally discourages individual tenant <br />identification on project monument signs (G). However, they also allow that <br />multi-tenant sites, such as shopping center, be given additional consideration. <br /> <br /> <br />Discussion of tower height increase and signage included these points: <br /> <br />7-foot increase in height – same design and materials <br />o <br /> <br />Addition of an LED reader board for time and temperature and changeable <br />o <br />copy. Staff does not support the changeable copy. <br /> <br />“Colony Square” text proposed to be internally illuminated to match the <br />o <br />other wall mounted signs facing McCaslin. <br /> <br />Six tenant sign cabinets (each 21” by 63”). Staff recommends those cabinets <br />o <br />only have letters illuminated based on the CDDSG standards. <br /> <br />Total sign square footage requested is 132 SF, while 32 SF is allowed. <br />o <br /> <br /> <br />Discussion of the two Monument signs included these points: <br /> <br />One facing Dillon/McCaslin intersection. <br />o <br /> <br />Second at eastern entry drive. <br />o <br /> <br />Each would identify as many as ten tenants – similar design as the tower sign <br />o <br />cabinets. <br /> <br /> <br />The final component of the modifications to the proposed sign changes is the <br />additional locations that are identified on the elevations to provide greater <br />flexibility for variable tenant configurations. Staff supports the proposed <br />locations. <br />Commission Questions: <br />Deborski asked for a clarification as to number of monument signs being requested. <br />Johnstone confirmed three monument signs: the tower and two other smaller monument <br />signs, one at the southwest corner of Dillon Road and the eastern of the two private roads <br />and the other located at the northeast corner of the site, adjacent to Dillon Road, with an <br />orientation toward the intersection of Dillon Road and McCaslin Blvd. <br />Dalton requested clarification of the PUD sign note #3. <br /> <br />
