Planning Commission <br />Meeting Minutes <br />SEPTEMBER 8, 2005 <br />Page 3 of 6 <br /> <br />Detailed floor plan of operation. <br /> <br /> <br />Times of operation. <br /> <br /> <br />Fueling of vehicles will be done off-site. <br /> <br /> <br />Detailed parking analysis. <br /> <br /> <br />Exterior building modifications being requested – an additional overhead <br /> <br /> <br />loading door on the west side of the building, not on the street side, and will <br />match the existing overhead doors. <br />A review of the special review use criteria. <br /> <br /> <br />Johnstone stated that the staff supports the project, the applicant has met the five (5) <br />special review use criteria and recommends approval with one condition: “The references <br />to “PUD” in the owner’s signature block on the SRU plan sheet shall be changed to <br />“SRU”.” <br />Commission Questions of Staff: <br />Deborski inquired about the need for environmental quality equipment at the facility for <br />the company to perform general maintenance of the vehicles. <br />Johnstone requested that the applicant address that question during their presentation. <br />Pritchard asked about the status of a youth center that had been approved by the <br />Commission several months ago at this location. <br />Johnstone stated that he completed a site visit and did not see anything would cause <br />problems for either activity / business. He suggested that the applicant discuss that in <br />their report. <br />Applicant Presentation: <br />Joanne Greek, Executive Director of the FlatIron Improvement District, 1 W. Flatiron <br />Circle, Suite #377, Broomfield, discussed with the Commission the following: <br />The use of the sand – oil separator. <br /> <br /> <br />The use of a portable wash mat. <br /> <br /> <br />The EPA requirements for such a facility. <br /> <br /> <br />Commission Questions of Applicant: <br />Deborski inquired about the disposal of oil and anti-freeze. <br />Greek discussed the EPA requirements. <br />Lipton asked if lifts would be installed. <br />Greek confirmed that one lift would be installed. <br />Lipton inquired how much noise would be generated. <br />Greek stated she did not know. <br />Lipton expressed a potential concern with the air impact tools that would used and the <br />noise they generate. <br />Pritchard asked about hours of service. <br />Greek provided details of daily hours of operation for the Zip Shuttle service. <br /> <br />
