Planning Commission <br />Meeting Minutes <br />OCTOBER 13, 2005 <br />Page 5 of 8 <br /> <br /> <br />Commission Questions of Staff: <br />Deborski inquired if any soil contaminations studies been done on the property? <br />Johnstone stated that he is not aware of any soil contamination studies having been done <br />for the property. Such a study would not typically be required for this type of <br />redevelopment application. The Chief Building Office may require a soils report for <br />structural building construction issues. <br />Deborski discussed his personal experience related to the property and suggested to the <br />applicant that this would be a good opportunity to address some of the potential <br />problems: drainage, sanitary sewer backups, and the storage and cleanup of old mine <br />refuge. <br />Applicant Presentation: <br />Ed Connolly, 1209 Grant Ave., stated that Johnstone gave a complete report of the <br />request and that his intentions are to keep the character of Old Town Louisville with the <br />new homes to be built on the lots. <br />Commission Questions of Applicant: <br />Deborski inquired about the location of the garages, and the height of homes to be built. <br />Connolly stated they will have access from the alley per the requirement of the Old Town <br />Overlay Zoning and to the 27 foot height limit as well as the other setback requirements. <br />Dalton asked about the square footage that is planned for the homes. <br />Connolly stated that each home and garage will be approximately 2700 SF. <br />Sheets asked several questions about potential environment contamination issues and <br />how the applicant would address any of those issues. <br />Loo questioned whether this was a concern to be addressed by the Planning Commission. <br />Lipton stated that those environmental concerns should be addressed by the Building <br />Safety Division during the permitting process. He also suggested that the Commission <br />could bring forth two motions: one to approve the application and a second to investigate <br />the concerns discussed. <br />Members of the Public: None. <br />Commission Questions of Staff and Applicant: None. <br />Public Hearing Closed / Commission Comments: <br />Sheets stated that she supports the application and is glad to hear that the intent is to keep <br />the character of the Old Town area. <br />Pritchard, Dalton, Loo, and Lipton all stated that they support the application. <br />Pritchard moved and Dalton seconded a motion to approve Resolution No. 21, Series <br />2005, a resolution approving a minor subdivision replat for a two-lot single-family <br />residential subdivision. <br />Roll Call Vote: <br /> <br />
