<br />CTC - FINAL PUD DEVELOPMENT PLAN - CONTINUED FROM 9/3/96 MEETING <br /> <br />RESOLUTION NO. 56, SERIES 1996 - FINAL PUD DEVELOPMENT PLAN FOR <br />LOT 14, BLK 6 - CTC <br /> <br />Paul Wood, Planning Director, combined his comments on Resolution Nos. 56, 57, and 58. He <br />explained that these are speculation buildings, with each being approximately 15,000 s.f. with the <br />same orientation each lots. All buildings are similar in architecture, materials, parking, and <br />landscaping. There is a slight difference in building elevations on the south side. Two of the <br />buildings are intended for a two-tenant finish and one would be a three-tenant finish. All three <br />buildings will have a 3' x 5' concrete free-standing sign in front of each of the properties. Planning <br />Commission had reviewed and approved all three applications. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Jon Lee, representing Knollwood Partnership, LTD, 1400 - 28th Street, Suite 1, Boulder, Colorado <br />80303, reviewed the three projects. <br /> <br />Davidson called for Council questions and comments. <br /> <br />Howard received confirmation from Lee that he would be using a fescue type grass for the projects. <br /> <br />Mayer suggested there be a minor PUD process developed for minor changes. <br /> <br />Keany wanted to make sure that the landscaping along Taylor Avenue is set back far enough that the <br />input of sidewalks would not be interfered with. He wanted the color of the garage doors to blend <br />in with the buildings. He asked if the signage would be unlit. <br /> <br />Lee confirmed that the signage would be unlit. <br /> <br />Levihn wanted the sidewalk money put into escrow for future use. <br /> <br />Lathrop wanted to make sure there would be emergency vehicle access on each lot. <br /> <br />Sisk asked Tom Phare, Public Works Director, to estimate the amount that should be escrowed for <br />the sidewalks. <br /> <br />Phare estimated $15 - $20/lineal foot. <br /> <br />Sisk suggested $20/lineal foot. <br /> <br />Lee was agreeable as long as it pertained to all lots at the CTC. <br /> <br />5 <br />
