Thank you for the time you have spent with us and for providing help <br />through the design and application process. <br />The Site and Submittal <br />The site consists of vacant land with an area of 55,432, sq.ft. It is located at the southwest <br />corner of Hutchinson and Roosevelt Streets. Its underlying zoning is Residential Medium <br />Density R -M and it rests just inside the Old Town Overlay District. The R -M zoning is <br />for areas to be "primarily used for or permit multi - family development at duplex or <br />townhouse densities." The zoning has a minimum lot area of 3,500 sq.ft. The maximum <br />density allowed under its category would be 15 units. <br />Our PUD calls for a significantly reduced density. The documents outline a six lot single <br />family detached home project. While we explored the denser uses allowable under the <br />current zoning, and believe those uses would work well in this location (there is existing <br />multi - family adjacent to our site) we made a decision to pursue this plan. We believe that <br />reducing the density compliments the surrounding community, and will have less impact <br />on our neighbors, and fits within the spirit of the Old Town District. <br />Project and PUD Design <br />Our PUD plan and site design presents a few unique items. In working with staff, we are <br />proposing a public land dedication ( "PLD ") along Hutchinson Street and creating a wider <br />tree lawn/ linear park for safer pedestrian passage way. This PLD is proposed at a depth <br />of 15 feet. This depth, plus the existing ROW, will create 22 foot public area from back <br />of curb along the site's entire length along Hutchinson Street. We believe this design is <br />especially significant with the site's proximity to the elementary school, its continuity <br />with the existing linear park to the site's west, and the additional public space it provides <br />for a possible marking for the historical Acme Mine Shaft. This proposed linear park is a <br />strong community enhancer. We look forward to working through the details of this <br />proposed PLD with you and the Parks Department. <br />1 <br />
