Board of Adjustment Variance Request <br />AHey Vacation at 225 County Road and 224 Front Street <br />City of Louisvitle Planning Dept. <br />25 August 2014 <br />Narrative <br />The owners of the properties 225 Country Road and 224 Front Street Louisville request vacation of the <br />60 x 20' Alley between their properties, upon vacation, the new property line will be set between their <br />existing non-conforming garages. <br />Six Criteria for a ; <br />1. Uniqueness; The Alley is a stub, only 50' x 20' and hasn't been used for public access or <br />vehicular traffic for genera ons <br />2. The Alley appears to be one of a kind; no others exist like it in the neighborhood. <br />3. With the new property line placement, both garages will be non-conforming (setbacks Iess than <br />3 feet), however, in the absence of demolishing both garages, this minor non conformity can't <br />be avoided. <br />4. The appicant purchased the property in 2013; the garages have been in place for decades <br />5, No impairment; Zoning or use will not change, there wifl be no effect to rieighbors <br />6.
