Business Retention & Development Committee <br />Meeting Minutes <br />October 6, 2014 <br />Page 3 of 4 <br />Randy Caranci – Height restrictions in the Valley are an issue.More square footage of <br />building space allows more opportunity to achieve a financially feasible development. <br />Commissioner Angell – Residents are concerned about schools. There are a lot of ways <br />around that, ie: 55 and older community. We need to put resident’sminds at ease. <br />Commissioner Pritchard – Schools are aschool district problem. <br />Dave Sinkey – no one is addressing senior need at all. You can create regional solution. <br />Other communities have not addressed it. You can bring a population to town and serve a <br />population that is already here. You have to paint a picture – spend money to paint the picture <br />like DELO has to help people understand the vision. <br />Discussion began about the BRaD committee advocating for desired changes that Koelbel and <br />others believe are needed to improve Centennial Valley. In taking an advocaterole, is the <br />makeup of the BRaD committee appropriate? Staff will talk with Chair Dalton about his opinion <br />on the makeup of the committee. <br />Advocating takes being present at meetings so a business perspective iscommunicated to <br />Council. <br />RETENTION MEETINGS <br />Old Style Sausage – Owner sees his property as something that will evolve over time. <br />Business is picking up. <br />3 Margaritas – Commissioners Tienken and Lathropand DeJongvisited.Rumor was that they <br />are closing.Business owner wants to stay. Building owner seems to be interested in having 3 <br />Margaritasstay. They may renovate interior and roof. They want patio on south side. Rent <br />structure being worked out. Louisville restaurant used to be best performing, now least <br />performing. DeJongprovided info about BAP and patios. <br />Fordyce Auto – Commissioners Menaker and Angell visited. They have expanded the <br />building. Concerned that he had to put handicap bathroom upstairs. Very costly. City made <br />him put a ramp in but it goes nowhere. Been herefor 20 years and is happy. <br />Empire Storage – Council member Loo, Commissioner Angell and DeJong visited.Owner is <br />pretty happy. Uhaul business looks active. Only complaint is that they wanted temporary <br />Certificate of Occupancy (TCO)and thatcost themmore. DeJong: City is not doing TCO. <br />Also concerned about signage. Could not get additional signage approved. There is a Google <br />maps issue with Empire Road. <br />TCO discussion – why has the practice been stopped?The Committee felt there was no <br />reason tonot issue a TCO if it is just a paperwork issue. The issue needs to be visited. <br />
