Christopher Behm and Carolyn Ford <br />501 Jefferson Ave. <br />Louisville, CO 80027 <br />November 19, 2014 <br />Louisville Board of Adjustment <br />Distinguished Board Members, <br />We are requesting a small variance to a second story we would like to add to our <br />garage. We live in Old Town, and we love and respect the character of the <br />neighborhood. Carolyn has lived here since 1995 - first in the original DiGiacomo farm <br />house on Lafayette and Grant, and then with Chris at our current address since January <br />2007. We have made improvements to the house before, and have always been very <br />careful to keep the house looking as much as possible as it was originally constructed. <br />Our garage currently sits along Hutchinson Street in the side street setback. We would <br />like to add a second story above part of it. We are not sure when it was built, but we do <br />want to retain its current look. However, it would be very hard to add a usable second <br />floor to the building that meets the current setback requirements. Our wish is to <br />construct a modest commercial kitchen that would be used for Carolyn's very small <br />hobby /business making fermented vegetables. She currently has to run the business <br />from a shared space in Longmont, and would very much like to bring the business home <br />to Louisville. She works alone and would not be a disruption to the neighborhood. We <br />plan to build the addition only over northern most portion of the garage (setback as <br />much as possible) and are only requesting a modest variance in order to make the <br />kitchen workable. We do not think it will affect the view from the street, and the footprint <br />of the garage is already in place and would not be altered. With this plan we are able to <br />maintain the historic character of our house, and not increase the amount of lot <br />coverage.
