Case No. 14- <br />002-VA. <br />Applicant and Owner: Historic 740 Front Street, LLC <br />Representative: Steve Sims and John Gstalder <br />Case Manager: Scott Robinson, Planner II <br />Ewy asked for exparte communication and site visits. There were no conflicts received. <br />McCartney summarized the request for a variance at 740 Front Street, stating this was <br />one of many requests needed for this project to be approved: <br />▪ Background: <br />a. Existing Structure built in 1906 <br />b. 2,155 SF building (existing) <br />c. 998 SF addition <br />▪ Located in Flood Hazard AH zone <br />▪ Old Town located in flood zone due to raised rail bed <br />▪ Project located on outer edges of 100 year floodplain <br />▪ Addition will not adversely affect the water surface elevation <br />▪ LMC requires flood projects to comply with Sections 17.56.240.B, 17.56.240.C, <br />and 17.48.110 <br />▪ Staff states all criteria of the above section have been met with this project. <br />Questions from Board to Staff: <br />
