NONE <br /> <br />Davidson closed the public hearing and called for Council comments, questions, or motions. <br /> <br />Sisk moved that Council approve Ordinance No. 1196, Series 1995, amending Section 9.90 of the <br />Louisville Municipal Code. Seconded by Keany. Roll call was taken. Motion passed by a 6 - 0 vote <br />with Howard being absent. <br /> <br />RESOLUTION NO. 41, SERIES 1995 - AMENDING THE FINAL PUD DEVELOPMENT <br />PLAN FOR 908 MAIN STREET <br /> <br />Paul Wood, Planning Director, stated that Hartronfi Associates on behalf of C.E.L. Partnership was <br />requesting an amendment to the Final PUD Development Plan approved in 1994 for 908 Main Street. <br />The amendment proposed to further extend the rear of the building back an additional 14'. The 14' <br />extension would increase the area of the basement and main floor from 4,152 s.f. to 5,808 s.f. Square <br />footage for the second floor would be 5,484 s.f. and the third story would be 5,114 s.f. At full <br />buildout, the building utilization would be 11% retail, 61% office, and 28% storage and shipping. <br />No improvements authorized in 1994 had been initiated. Planning Commission approved the request <br />on July 11, 1995, with four conditions. All conditions have been met with the exception of the 38' <br />height limitation. The applicant was requesting a building height limitation of 41' to incorporate a 3" <br />parapet wall, which is required by Code to stop the spread of fire to adjacent structures, on all four <br />building elevations. Bicycle parking has not been included at this point. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Erik Hardtronft, Hartront't Associates, 1027 So. Boulder Road, Ste. J, Louisville, Colorado, <br />representing C.E.L. Partnership, felt that the 41' height, set back 15' from the street, would not appear <br />much different from the 33' bank building. He stated that the building would be completed in phases. <br />He noted that the building color would be warm tan, with a steel store front on the second level, and <br />the third level being painted dark green. <br /> <br />Davidson called for Council questions. <br /> <br />Mayer asked about the bicycle parking. <br /> <br />Hardtrontt stated that they could provide bicycle parking for the employees, but was not sure how <br />it would interface with the street improvements that had recently been done and the amount of space <br />in front of the building. <br /> <br />Keany was concerned about the small amount of parking. <br /> <br />Hardtront~ felt that the lack of parking was a downtown problem that the City needed to address. <br /> <br />4 <br /> <br /> <br />
