2 <br /> <br /> <br />BACKGROUND: <br />The applicant is requesting setback, separation, and lot coverage variances to allow for <br />additional development of his property located at 500 Lois Drive in the Bella Vista <br />subdivision. The original plat was approved in 1957 and the subdivision is not governed <br />by a planned unit development. The property is south of Old Town, near Community Park. <br /> <br />The existing house is 1,314 square feet with a 581 square foot attached garage and was <br />built in 1970. The property is 7,350 square feet and is 70 feet wide. The RL zoning allows <br />a 30 percent maximum lot coverage, 25 foot minimum setbacks from the street (north and <br />east) sides and rear (west side), and a seven foot minimum setback from the interior <br />(south) side. Because it is a corner lot, the minimum allowed lot size is 8,000 square feet. <br />The house faces the north lot line, but under section 17.08.295 of the Louisville Municipal <br />Code (LMC), the front of the lot for setback purposes is the east lot line. The existing <br />house is approximately 16 feet from the north lot line and 13 feet from the west lot line. <br />The existing lot coverage is 26 percent. <br /> <br />The applicant is proposing the following: <br />• Remove a 180 square foot sun room on the south side of the house and replace it <br />with a 248 square foot covered patio. <br />• Add a 149 square foot covered porch on the north side, which would be 12 feet <br />from the north lot line. <br />• Add a 144 square foot shed on the west side of the property, which would be <br />adjacent to the west lot line, 20 feet from the north lot line, and three feet from the <br />Cherry Street <br />Lois Drive <br />Ba <br />r <br />b <br />a <br />r <br />a <br /> <br />S <br />t <br /> <br />Al <br />i <br />n <br />e <br /> <br />S <br />t <br /> <br />Ro <br />s <br />e <br /> <br />S <br />t <br />
