The applicant would like to install a new shed in the back yard, but the property has a large
easement running through the back yard. The main portion of the easement is eight feet
wide, running north and south across the lot, starting 17 feet from the rear lot line. The
required rear setback for accessory structures such as the shed requested by the applicant
is 10 feet.
10' Rear
Setback
Cf
to 16
tD
I2 . +
4
Easement
°51150" E
125.00
Q
The house is approximately 60 feet from the rear lot line, with decking going to within 43
feet of the rear lot line. There is a line of established trees and a slope between the
easement and the deck. The proposed shed would be 12 feet by 12 feet, between the
easement and the rear lot line, with a five foot rear setback. It would comply with side
setback and lot coverage requirements.
EAStmer r # ,lei - ZC
Ast M►1 *2.
