Case Manager: Sean McCartney, Principal Planner <br /> <br />Public Notice Verification: <br /> <br />Schwertfeger verified the public notice was published in the Daily Camera on December <br />9, 2007; posted in City Hall, the Public Library, the Recreation Center and the Courts <br />and Police Building on December 7, 2007; mailed to surrounding property owners within <br />500 feet of the subject property on December 7, 2007; the property was posted with the <br />required signage and the appropriate fees were paid. Loeblich moved and Malmquist <br />seconded a motion to accept the Public Notice Verification information as presented by <br />staff. Motion passed by voice vote. <br /> <br />Board Member Verification of site visits. ex parte contacts and conflicts of interest: <br /> <br />Stuart requested Board Member Verification of site visits, ex parte contacts and conflicts <br />of interest. <br /> <br />All members present stated they had done a site visit, had no contacts with the <br />applicant and no conflict of interest. <br /> <br />Staff Presentation of Facts and Issues: <br />McCartney summarized the staff report with the following points: <br />. The property is a single family lot located at 1124 Jefferson Ave. <br />. The existing two-story home is approximately 1,300 SF and was constructed <br />in 1906. <br />. The lot is 50' X 125' for an approximate area of 6,250 SF. <br />. The applicant is proposing to construct a 735 SF single-story addition to the <br />rear of the existing home, which is on the east side of the structure. <br />. The applicant is requesting a variance to allow for the roof pitch of the <br />addition to be 4: 12 instead of the required 6: 12. <br />. The existing home has the 6: 12 roof pitch. <br />. The predominant roof pitch is defined as more than 80 percent of the total <br />surface area of all roofs on a structure. In this case, the addition yields <br />approximately 37% of the total roof area of the structure. <br />. If the rear addition were to comply with the 6: 12 roof pitch, the new addition <br />would almost completely cover the only second floor window on the east side <br />of the existing home. <br />. The applicant, staff and the applicant's architect have met to discuss options. <br />After those meetings the applicant and the architect determined it was best to <br />request the variance. <br />. Staff reviewed the six (6) variance criteria and as reflected in the staff report <br />finds that all of the criterion have been met. <br />.
