ORDINANCE NO. 1208, SERIES 1995 - VACATING A ROAD RIGHT-OF-WAY BEING <br />TWENTY FEET OFF THE EAST END OF LOT 1, LOT 6, LOT 7, LOT 8, LOT 9, LOT 10, <br />AND LOT 11, JEFFERSON PLACE SUBDIVISION - 1ST READING - SET PUBLIC <br />HEARING <br /> <br />Griffiths read by title only Ordinance No. 1208, Series 1995, "An ordinance vacating a road right-of- <br />way being twenty feet off the east end of Lot 1, Lot 6, Lot 7, Lot 8, Lot 9, Lot 10, and Lot 11, <br />Jefferson Place Subdivision." <br /> <br />Bill Simmons, City Administrator, stated that during the City's acquisition of the now Municipal Pine <br />Street parking lot it was discovered that in 1889 a Deed was delivered to Boulder County dedicating <br />the east 20' for road purchases. Boulder County had executed a Quit Claim Deed to the City. <br /> <br />Davidson called for Council comments or motions. <br /> <br />Howard moved that Council approve Ordinance No. 1208, Series 1995, vacating a road right-of-way <br />at first reading, set out for publication, and set the public hearing for December 19, 1995. Seconded <br />by Sisk. All in favor with Levihn being absent. <br /> <br />RESOLUTION NO. 70, SERIES 1995 - FINAL PUD DEVELOPMENT PLAN, SOUNDS <br />TRUE, INC. - COLORADO TECHNICAL CENTER <br /> <br />Paul Wood, Planning Director, stated that this is to construct a 12,800 s.f. building with 9,300 s.f. <br />of office and 3,500 s.f. of warehouse/production for Phase I. Phase II reflects a 6,100 s.f. expansion <br />area adjacent to the west building elevation. Phase I parking of 52 spaces exceeded the required 37 <br />spaces. Bike racks are provided. They proposed a 15' wall sign at the front of the building. Staff <br />wanted the proposed building colors on the PUD. Wood wanted to clarify some issues that were not <br />made conditions, such a the 80' right-of-way north of the building is not developed. It was the feeling <br />of staff that it is unlikely that that connection will ever proceed out of the Tech Center across the <br />railroad track into 96th Street. This process was not looking at requiring Sounds True to be <br />responsible for the development of that right-of-way, if it were needed. He pointed out that the <br />sidewalks and the waterline had not been incorporated on the PUD. He requested that the three notes <br />that were forwarded by the Assistant City Engineer to the applicant on October 16 be incorporated <br />into the PUD: <br /> <br />1.) <br /> <br />2.) <br /> <br />The developments in the CTC are on a sole-source supply line for water. Those <br />locating in the park are subject to interruptions in service in case of emergencies or <br />unavoidable maintenance that affects the sole-source in the CTC. <br />The developments in CTC are fee for water which may in the near future be <br />inadequate to meet the demand during times of peak usage. <br />The sidewalk improvements shall be installed at the expense of the developer pursuant <br />to a master sidewalk plan for CTC approved by the City. <br /> <br /> <br />
