to recognize the interest of, take any action on behalf or for the benefit of or make any payment <br />to any person acquiring an interest in this Lease by any means other than a transfer effectuated <br />in compliance with this Section. <br />Section 14.07. Reserved. <br />Section 14.08. Payments Due on Holidays. If the date for making any payment or the <br />last day for performance of any act or the exercising of any right, as provided in this Lease, <br />shall be a day other than a Business Day, such payment may be made or act performed or right <br />exercised on the next succeeding Business Day, with the same force and effect as if done on the <br />nominal date provided in this Lease. <br />Section 14.09. Severability. In the event that any provision of this Lease, other than <br />the requirement of the City to pay Base Rentals in accordance with Section 6.01 and the <br />requirement of Alpine Bank to provide quiet enjoyment of the Leased Property and to convey <br />the Leased Property to the City under the conditions set forth in Article XI of this Lease, and <br />the requirement that the obligation of the City to pay Base Rentals, Additional Rentals and <br />other amounts under this Lease are subject to the limitations of Section 6.01 hereof, shall be <br />held invalid or unenforceable by any court of competent jurisdiction, such holding shall not <br />invalidate or render unenforceable any other provision hereof. <br />Section 14.10. No Merger. Alpine Bank and the City intend that the legal doctrine of <br />merger shall have no application to this Lease by the City and Alpine Bank nor the exercise of <br />any remedies under the Lease shall operate to terminate or extinguish this Lease, except as <br />specifically provided therein and herein. <br />Section 14.11. Execution in Counterparts. This Lease may be simultaneously <br />executed in several counterparts, each of which shall be an original and all of which shall <br />constitute but one and the same instrument. <br />Section 14.12. Applicable Law. This Lease shall be governed by and construed in <br />accordance with the laws of the State, without regard to conflict of laws principles. <br />Section 14.13. Captions.
