Historic Preservation Commission
Meeting Minutes
June 15, 2015
was converted form residential to commercial as most of the structures
along Main Street. She stated the architectural integrity is interesting. In the
2000 Architectural Survey it was stated to not have any architectural
integrity due to alterations to the facade and additions to the east side of the
building. She stated the front porch has been reopened and believes the
original form has been maintained. She states staff has found probable
cause due to geographic integrity and social significance.
Julie Williams, owner of the property, is looking to modify the property. She
would like to add onto the property by at least 1,000 SF, with hopes of
placing a residence on the second floor. She is interested to see if the
modifications are possible to the structure.
Public Comments — None heard.
Koertje asked Williams how she envisions the addition.
Williams stated the front of the structure could be moved closer to the front
property line and the addition would be located in the rear of the structure.
She understands the foundation needs to be addressed because it is dirt.
Her original inspector of the structure, at time of purchase, was a structural
engineer.
Watson asked if there were any major structural modifications envisioned to
the original structure.
Williams said there would need to be because the structure is not very
stable.
Watson asked if she checked to see how viable the structure is if it didn't
have a foundation.
Williams stated she would need to do further research.
Echohawk asked if the 1,000 SF was added to the back, would the first floor
remain commercial.
Williams stated it would remain commercial.
Stewart stated he feels this appears more like a pre - filing conference than a
probable cause review. He then asked staff why the structure is being
considered for a commercial HSA if the structure was originally a residential
structure.
Trice stated this structure is zoned commercial and qualifies for the $6,000
HSA.
