Boulder County, CO 03498403 2 of 6 <br />Section 5 — That no more than two one single family dwellings may be <br />constructed on the portion of the property on the west side of McCaslin Boulevard <br />(Lots 1. Block 1, Gateway PUD, a/k/a .Copper <br />Hill Community Interest Community, Assessor Parcel Nos. 157507226001). Such <br />dwelling shall be single or two story,. but in no event shall such dwellings be and—not <br />more than twenty -six (26) feet in height. A second story would only be allowed if <br />the following conditions are met: <br />1. The proposed principal structure maintains a minimum 3:12 roof pitch; and, <br />2. The proposed lot coverage shall not exceed 8.5% <br />Section 2. Section 3 of Ordinance No. 1166, Series 1994 is hereby by amended to read <br />as follows (words to be added are underlined; words to be deleted are stpielteneugh): <br />Section 3. The Amendment to Addendum to Annexation Agreement (Gateway <br />Annexation) is hereby approved in essentially the same form as the copy of such Amendment <br />accompanying this Ordinance. The Mayor and City Clerk are authorized to execute such <br />Amendment, either as a single Amendment for both Lots or as a separate Amendment for each Lot, <br />and the Mayor is hereby further granted the authority to negotiate and approve such revisions to said <br />Amendment as the Mayor determines are necessary or desirable for the protection of the City, so <br />long as the essential terms and conditions of the Amendment are not altered. <br />Section 4. If any portion of this ordinance is held to be invalid for any reason, such <br />decision shall not affect the validity of the remaining portions of this ordinance.
