LEASE AGREEMENT <br />THIS LEASE AGREEMENT ("Lease") is entered into by and between the CITY OF <br />LOUISVILLE, a Colorado home rule municipal corporation ("LANDLORD" or "City") and <br />HUMAN MOVEMENT INC., a Delaware corporation ("TENANT"). <br />ARTICLE 1— GRANT, TERM AND RENT <br />1.1 DEMISED PREMISES. In consideration of the rents, covenants, and <br />agreements herein set forth, LANDLORD hereby leases to TENANT and TENANT hereby rents <br />from LANDLORD certain premises located at and having a street address of 1501 Empire Road, <br />Louisville, Colorado, 80027, containing three (3) enclosed buildings: <br />Main Building <br />Secondary Building <br />Brown Storage Building <br />17,272 sf <br />1,920 sf <br />912 sf <br />totaling 20,104 leasable square feet, upon approximately 3.63 acres of property, together with all <br />appurtenances thereto, including but not limited to any storage sheds or parking spaces on the <br />property, all of which inclusive of the buildings is hereinafter collectively "the Premises" or <br />"Leased Premises,", and are further depicted on Exhibit A attached hereto and incorporated <br />herein by reference. <br />1.2 TERM. Unless sooner terminated as provided herein, this Lease shall be for a <br />term commencing on October 15, 2015 and ending on October 14, 2025 ("Initial Term"). <br />1.3 RENT. Commencing with November 2015 rent and <br />thereafter, rent shall be due and payable in advance on the first day of each calendar month at the <br />office of LANDLORD specified herein. LANDLORD may assess a late charge of ten percent <br />(10%) of any monthly rent installment or any other payment called for in this Lease that is <br />1 <br />
