Business Retention & Development Committee <br />Meeting Minutes <br />December 3, 2014 <br />Page 5 of 6 <br />A community preference survey is out. The City typically gets good response rates. <br />What are your thoughts on how the City can capitalize on the anticipate improvements <br />to Highway 42 that will benefit South Boulder Road? <br />What is one thing missing along South Boulder Road that if it were there, would change <br />the opportunity for success for retailers? <br />Bridge over railroad tracks or sink tracks. <br />All new units that have been built North Main, Steel Ranch — those people are a captive <br />audience if pedestrian and bicycle connectivity is achieved. The sooner we get safe <br />connectivity, the businesses will benefit. Need to widen 42 at Alkonis property soon; there is <br />little room for cyclists and pedestrians. <br />So many trees along SoBoRd limit business visibility. Difficult balance between trees and <br />signage. <br />Connectivity is very important. SoBoRd is isolated and disconnected. Need to make <br />sidewalks interesting. Bring creativity to walkability. <br />Definitely infrastructure connectivity but not all the answer. Attract people from the greater <br />region. Need to attract people to Northeast Louisville. <br />What are the major obstacles you see that are limiting activity along South Boulder <br />Road? <br />How does the Superior Town Center project affect us? Retail space in the area is being <br />knocked down. Is there a message there? Maybe issues with the type of retail you are <br />looking at? There is a lot of retail sf in Louisville. <br />Need more height. We want height. Jeff Lipton asked how much height is desired? Randy <br />Caranci responded with an expanded 3 stories. <br />Height and floor plate flexibility. Need to offer a variety of floor plates. <br />Land assemblage is more transparent if a form based zoning is in place. Developers would <br />know what the City desires in a location for building stock. <br />Developers would like an easier concept plan check -in without entire plan set being provided. <br />A sketch plan without all the engineering. <br />11 <br />
