RESOLUTION NO. 86 <br />SERIES 2015 <br />A RESOLUTION APPROVING A FINAL PLANNED UNIT DEVELOPMENT (PUD) AND <br />SPECIAL REVIEW USE (SRU) TO ALLOW FOR THE CONSTRUCTION OF A NEW <br />24,282 SF CLIMBING GYM AND 4,701 SF BREW PUB IN THE COLORADO <br />TECHNOLOGY CENTER. <br />WHEREAS, there has been submitted to the Louisville City Council an application <br />for a final planned unit development (PUD) and special review use (SRU) to allow for the <br />construction of a new 24,282 SF Climbing Gym and 4,701 SF Brew Pub at Lot 1, Block 2 <br />of the Park at CTC; and <br />WHEREAS, the subject property is zoned Industrial (I); and <br />WHEREAS, the City Staff has reviewed the information submitted and found it <br />complies with Louisville Municipal Code — Chapter 17.28 and the Industrial Development <br />Design Standards and Guidelines (IDDSG); and <br />WHEREAS, the City Staff has reviewed the SRU application and found it to comply <br />with Louisville zoning regulations, the special review use criteria as set forth in Section <br />17.40.100 of the Louisville Municipal Code, and other applicable requirements; and <br />WHEREAS, after a duly noticed public hearing on October 8, 2015, where evidence <br />and testimony were entered into the record, including the findings in the Louisville Planning <br />Commission Staff Report dated October 8, 2015, the Planning Commission recommended <br />approval of said PUD and SRU to the City Council with the following conditions: <br />1. The applicant shall remove the proposed sign on the west elevation. <br />2. The applicant shall develop a shared parking agreement with a neighboring <br />property, if parking shortages are demonstrated on the site. <br />3. The applicant shall construct a sidewalk along Dogwood Street, from Cherry <br />Street to the mid -block access drive. Also, the sidewalk shall extend along the <br />south side of the access drive to the entrance of the Brew Pub; and <br />WHEREAS, City Council has reviewed the application, including the <br />recommendation of the Planning Commission, and finds that it complies with Chapters <br />17.28 and 17.40 of the Louisville Municipal Code; <br />NOW THEREFORE, BE IT RESOLVED that the City Council of the City of Louisville, <br />Colorado does hereby approve a final planned unit development (PUD) and special review <br />use (SRU) to allow for the construction of a new 24,282 SF Climbing Gym and 4,701 SF <br />Brew Pub in the Colorado Technology Center with the following conditions: <br />1. The applicant shall develop a shared parking agreement with a neighboring <br />property, if parking shortages are demonstrated on the site. <br />2. The applicant shall construct a sidewalk along Dogwood Street, from Cherry Street <br />
