Improvements, in conformance with the Approved Plans. If Developer doesnot meet the above <br />obligations then Developer shall be in default of the Agreement and d the City may exercise its <br />rights under Section 8.1 of this Agreement. <br />2.3 Utility Coordination and Installation. In addition to the Developer Improvements, <br />Developer shall also be responsible for coordination of and payment for installation of on site <br />and off site electric, site lights, natural gas, telephone and utilities with private utility companies. <br />All utilities shall be placed underground to the extent required by Plan. <br />3.0 STREET IMPROVEMENTS <br />3.1 Definitions. For the purposes of this Agreement, "street improvements" shall be <br />defined to include, where applicable, but not limited to, all improvements within the rights -of - <br />way such as bridges, sub -bast preparation, road base, asphalt, concrete, seal coat, curb and <br />gutter, medians, entryways, underground utilities, sidewalks, bicycle paths, traffic signs; street <br />lighting, street name signs, landscaping and drainage improvemcnts. <br />3.2 Construction of Street Improvements. All street improvements (if any) shall be <br />constructed and installed in conformance with the Developer Improvements, this Agreement, the <br />Plan, and the Approved Plans. <br />4.0 PUBLIC USE DEDICATION AND LANDSCAPING <br />4.1 Public Use Dedication. A public use dedication is not required for the Development <br />as approved by Resolution No.'86, Series 2015. <br />4.2 Landscape Improvements. Developer shall furnish to the City complete final <br />landscape and irrigation' plans and obtain approval by the City Manager or the Manager's <br />designee prior to commencement of construction of the Developer Improvements., Developer <br />shall construct landscape and irrigation improvements as required in thc Approved Plans. For <br />private landscape improvements, Dcvcloper shall furnish a final landscape plan to the City <br />Manager or Manager's designee in accordance with Plan for approval prior to installation of <br />landscape improvements. <br />5.0 WATER MAINS <br />5.1 Specifications. All water mains, lines and appurtenances thereto shall be constructed <br />and installed, at thc minimum, pursuant to the Approved Plans and the Developer Improvements. <br />6.0 SEWER LINES <br />6.1 Specifications. All sewer lines and appurtenances thereto shall be constructed and <br />installed, at the minimum, pursuant to the Approved Plans and the Developer Improvements. <br />7.0 OTHER IMPROVEMENTS <br />
