CITY OF LOUISVILLE <br />BOARD OF ADJUSTMENT <br />STAFF REPORT <br />November 18, 2015 <br />APPLICANT: Eric Berger <br />OWNER: Same <br />STAFF PLANNER: Scott Robinson, Planner II <br />LOCATION: 2146 Garfield Avenue, Lot 162, Louisville North 1 <br />ZONING: Residential Estate (RE) <br />REQUEST: Case #15- 039 -VA — Approval of a variance from Section <br />17.12.040 of the Louisville Municipal Code (LMC) to allow a 5 <br />foot side yard setback where a 10 foot side yard setback is <br />required. <br />SUMMARY OF PROPOSAL: <br />The applicant, Eric Berger, requests a variance from the 10 foot side yard setback <br />requirement, established in the Residential Estate (RE) zoned district, to allow for an <br />addition to an existing house. If approved, the addition would be located approximately 5 <br />feet from the southern property line. The applicant has previously been granted a variance <br />to allow an 8 foot side setback in this location, but further development of the plans has <br />resulted in a desire for additional relief from the side setback requirement. <br />1 <br />
