Does it have any <br />historical significance? <br />Hartronft says the owners did apply for a demo permit in the past and the HPC let the demo <br />permit go. I believe there are people who believe that it has historic value and that it could be <br />landmarked. The owners have not pursued landmarking. I believe there is enough integrity there <br />that it could be landmarked, but it hasn't been proposed and gone through a vetting yet to see if <br />it would pass. <br />Russell says the courtyard that you are proposing for outdoor dining. The existing residence <br />that you want to keep, is that going to be continued to be used as a private residence? It seems <br />like an unusual situation to have outdoor restaurant dining abutting i :4 ediately adjacent to a <br />private residence. <br />Hartronft says in the short term, it will be. I believe over time, thi ange and if there is <br />pressure to make that commercial, it could happen. For now i r eseeable future, it is <br />envisioned as a residence. This is a rental unit and so the • - nt it will know what is <br />happening in the courtyard next to them. If we had a Bittersweet type • rtyard that was <br />active in the morning and through lunch, but there wasn't music and cra in the evening, <br />that would be a great courtyard to be adjacent to. If you think about downto 'enver and <br />Boulder, there are lots of restaurants next to courtyards. <br />Pritchard asks in regard to the rental property, the current renter has multiple vehic -s, in excess <br />of two. How are we going to address that? Parking is obv' dly a premium. I understand the <br />desire to utilize as much hard surface that is in existence, ! I know the current renter has <br />three cars. <br />Hartronft says rules will change. I will defer to the landlord. <br />Grassi says the renter and I have spoken about the . nt of at he has. I think his wife <br />has been attached to some of them, but there a ing . anging that. <br />Brauneis says I appreciate the work that wen ooking at alternative schemes for this site. <br />Can you speak to some of the differences, ad ges and disadvantages, of that alternative <br />approach? It was a more flat, squared off, two- building. <br />Hartronft says I believe from a fitting -in with Downtown and being in transition, I think this would <br />be fine in the core area. I think for the transition area, I think the pitched gable roofs make more <br />sense especially retaining the existing house. You can barely see it since we tried to step the <br />building back and tried to respect the house somewhat, but it does go right up against that east <br />wall and the house is a little bit of a poor stepsister over there. At the end of the day, I think we <br />would decide to get rid of the house if we were going to move in this direction because it is just <br />too constrained to keep it there the way this is laying out. I think we could do some other things <br />to replace that square footage and make a more logical approach than this. We didn't detail this <br />alternative building out in terms of fenestration. It is pretty standard floor to floor height that we <br />use in commercial buildings and have used Downtown. We could certainly play with that over <br />time, but here is the envelope that a 35', two -story would generate as a starting point. You <br />would have to work it to make it better than that. Some people said they liked it. My biggest <br />problem with it is the loss of the open space if we are going to keep the house. The only way to <br />get the open space back would be to demo the house. I think of Ronda working in her office on <br />the second floor and then opening a door and walking into her loft on the second floor. It's too <br />close. But if she can walk upstairs and go out on her roof deck, from a functional standpoint, she <br />can get away from work. She has expressed a strong decision to separate that working level. <br />The live -work when they are joined like this, it is not as successful than if you do this if you are <br />the person living and working in the same building. <br />
