Sisk: <br /> <br />Nichols: <br /> <br />is intensely landscaped. Peter <br />Kerncamp, Planner, said that for <br />every 625 square foot of dirt out <br />there is one tree, but since it's <br />only half open space, it's actually <br />two trees. There are five trees in <br />a landscaped area the size of this <br />room. Ail of these things add up to <br />money. To be able to have a quality <br />project paid for at the level that <br />this kind of a project needs, then <br />it takes this size project. Common <br />sense said the gateway project on <br />McCaslin just made better sense to <br />start with. <br /> <br />If the gateway project is not to our <br />satisfaction, then we've really <br />fouled up the gateway project to <br />McCaslin. Whereas, if we started <br />with the Dahlia project, then we'd <br />have a chance to have another bite <br />at the apple to look at McCaslin. <br />We're being asked to approve both <br />projects, which concerns me a great <br />deal. <br /> <br />Both projects are going to occur <br />simultaneously. The market is now <br />and it can absorb this type of <br />development without any problem. <br />There are two scheduling issues: <br />one is the winter weather work <br />period and being able to get the <br />projects underway and completed in <br />the prime marketing time, which is <br />Spring through the end of the <br />Summer. There is only two months <br />lag between the start of Phase I and <br />the start of Phase II. Units will <br />be coming on beginning February, <br />March, April, depending on the <br />winter delays we might have and <br />continuing at the rate of <br />approximately one building per week <br />through the end of August. We're <br />trying to capitalize on the best <br />time to market the project, the fact <br />there is a demand now.
