2.)

overall maximum building height has been reduced from 32'
to 26'.
The clubhouse and amenity area have been relocated to the
southwest portion of the site adjacent to the
intersection of Dillon Road and Dahlia. Minimum building
setbacks from Dillon and Dahlia are 35' to the property
line and 55' to the edge of the pavement.

The Planning Commission reviewed this at a public hearing on July
13, 1993, and approved Resolution No. 13, Series 1993, with a vote
of 7 - 0 subject to 12 conditions of approval (SEE ATTACHED). The
conditions represent minor technical revisions which the developer
has agreed. Wood stated that all of those conditions have been
approved with the exception of providing a title sheet to the final
PUD submittal prior to being recorded.

Davidson called for the applicant's statement.

Don Shonkwiler, Homart Development, stated this, too, is quality
project and he would answer any of Council's questions.

Lathrop:

The entrance of this project off of
Dahlia, does that present any kind
of a conflict with the proposed
development to the west, the
shopping center, as far as access,
traffic circulation, etc.?

Shonkwiler:

No. I would submit that we're going
to need to fine tune slightly, where
that entrance to the retail property
may occur.

Jim Junge, Planner and Architect, resides at' 9630 East Powers
Place, Englewood, Colorado, spoke of the quality of this project.

Davidson called for Council comments or questions.

Mayer moved that Council approve Resolution No. 31, Series 1993,
Centennial Valley, Parcel O, Centennial Greens Apartments final PUD
development plan. Seconded by Lathrop. Roll call was taken.
Motion passed by a 6 - 0 vote with Hornbostel being absent.

ORDINANCE NO. 1115, SERIES 1993 - CREATING ANAO-T ZONE DISTRICT -
1STREADING - SET PUBLIC HEARING 8/3/93

Griffiths read by title only Ordinance No. 1115, Series 1993, "An
ordinance creating an administrative office - transition zone
district and enacting or amending various sections of Title 17 of
the Louisville Municipal Code to incorporate said zone district
into the zoning regulations of the city."

28
