Laus stated scenario #1 is the <br />existing zoning, which reflects the estimated build-out under current zoning. Scenario #2 <br />proposes rezoning and reflects the stakeholders' intent for their respective properties. <br />Implementing scenario #2 would require a rezoning of the Storage Tek and Archdiocese <br />properties. This scenario also introduces residential uses with the South Sub-Area. <br />Scenario # 3 proposes rezoning and reflects the stakeholders' intent for their respective <br />properties excluding the additional residential uses that were included in scenario #2. <br />The scenario reflects a shift of the land used for residential in scenario #2 to a mix of <br />other non-residential uses. She pointed out the big components of the scenario is lhe <br />reduction in retail 350,000 SF to 200,000 SF and stressed retail sales tax is a large part of <br />fiscal analysis and has a significant effect on the final outcome. <br /> <br /> LAND USE SCENARIO - LAND USE PLANS <br />ARCHDIOCESE - ST. LOUIS CATHOLIC PARISH CAMPUS <br /> <br />Brian Rick, 1995 Clipper Drive, Lafayette, CO, representing the Archdiocese of Denver <br />and St. Louis Catholic Parish and two other landowners, explained Father Kao could not <br />attend the meeting due to a prior commitment. He reviewed the background of the <br />property, stating the property is 58 acres, and owned by the Archdiocese of Denve and, the <br />St. Louis Parish, Richard and Millie Johnson, and the Games family. The properties were <br />annexed to the City in 1996, with some expectations of development but no specific <br />reference was made. He noted there was an expectation associated with the annexation <br />agreement, none, which bear on rights of use. He noted their planning efforts have been to <br />use the existing comprehensive plan language, which identifies this property as supporting <br />services, including retail for the Colorado Technology Center. At last review, the property <br />was deemed proper for retail, and commercial support services development. <br /> <br />Rick reviewed the entities planning effort has been to have the intersection of Dillon & 96th <br />as the future home of the St. Louis Church and school campus. He stressed the St. Louis <br />Parish owns 38 of the 58 acres and less than 18 acres are necessary for build-out of church <br />and school. The parish has 20 acres of additional property and an interest in joint planning <br />with the two other entities to be complimentary and supportive of the church. He stated <br />the most logical use of the balance of the property would be commercial/retail uses. He <br />noted they are not proposing residential uses other than short-term transitional uses. He <br />stated they are evaluating how to blend commercial retail with the church and school <br />campus. He suggested support services to CTC be incorporated into the plans. He noted <br />the properties close proximity to existing open space would lend itself to trail connections, <br />and connections to CTC employees. He stated they are interested in providing <br />complementary uses to other needs and uses to the City. He stressed they would like the <br />goals and policies of the comp plan lead and guide them. He noted upon adoption of the <br />comp plan, they will come forward with proposals and presentations. He stressed the <br />importance of the transportation issues with respect to the comer 96th & Dillon. <br /> <br />STK - STORAGE TEK CAMPUS/MIXED USE PLAN <br /> <br /> <br />
