possibility of two story houses, the number of those, and the <br />impact those would have to the property owners to the north, the <br />Cedarwood Subdivision, as well as to the west, Centennial <br />Subdivision. He explained that Ordinance No. 1126, Series 1993, is <br />the zoning ordinance. For Council's information, the Planning <br />Commission.s recommendation in Ordinance No. 1127, Series 1993, <br />for the .66 acre parcel was drafted with RE zoning. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Tom Zukaitis, 1608 Cottonwood Drive, #24, Louisville, Colorado, <br />applicant and owner of said property, stated that the property is <br />over 29,000 s.f. in total size. He explained that there is also <br />the unincorporated enclave, which is of a similar size, but <br />smaller. He asked the Council for an R-L zoning, because of the <br />size of the lot. He stated that the Planning Commission was <br />assuming that the RE zoning could allow him to build two lots. <br />With the access and planning a radius into the property, which is <br />proportional to the existing Johnson Street, which would eventually <br />complete the radius on the Kranker property, which is annexed. In <br />Kranker's annexation agreement they had standard language in there <br />that they would dedicate whatever land is necessary. He stated <br />that, with that and the access, he would not be able to have two <br />12,000 s.f. lots. They would be 10 - 11,000+ s.f. lots. He <br />explained that the other problem with the RE zoning is that the <br />street zoning should be 100'. His property is approximately 147' <br />wide, which could not accommodate two RE lots. He asked for R-L <br />zoning, with conditions, or a stipulation that the lot could only <br />service two houses. He asked for Council's help in solving the <br />access problem. He reviewed the city's Codes on cul-de-sacs, as he <br />interpreted them. He was also concerned about the road width. He <br />proposed that either an arrangement be worked out with a narrow <br />road servicing the property, or have a funnel effect in front of <br />his neighbor and widen out the road. He asked for help and <br />direction from the Council. <br /> <br />Davidson called for Council comments and questions. <br /> <br />Lathrop asked ZuKaitis for clarification on his intentional use of <br />the property. <br /> <br />Zukaitis stated that his intention is to dispose of the property, <br />as he is not in a position to develop or build a house. <br /> <br />Lathrop stated that if Council was to zone this R-L, allowing three <br />homes on the property, Council would, at some point, be looking at <br />a subdivision request. He wondered how Zukaitis expected Council <br />to justify a subdivision with a very substandard road. <br /> <br />Zukaitis felt that the only point that was substandard was the 70', <br />where the Green property is.
