Planning Commission <br />Meeting Minutes <br />January 14, 2016 <br />Page 4 of 14 <br />Staff Recommendations: <br />Staff recommends Planning Commission move to approve 1104 Garfield Minor Subdivision: <br />Resolution No. 3, Series 2016, a resolution recommending approval of a replat to subdivide a <br />single 20,569 sf lot into two separate lots in the Residential Low (RL) zone district, located at <br />1104 Garfield Avenue, Lot 102, Parkwood Minor Subdivision, with no conditions. <br />Commission Questions of Staff:: <br />Hsu asks why initially this was such a big lot, and not two lots originally? <br />Robinson says there was an old City water line that ran through the back yard causing a large <br />easement. It was abandoned by the City several years ago and the easement was vacated. <br />Applicant Presentation: <br />Renee O'Shea, 1019 Topaz Street, Superior, CO <br />Joni E. Fournier, 1427 Mapleton Avenue, Apt D, Boulder, C <br />No presentation. <br />Commission Questions of Applicant: <br />None. <br />Public Comment: <br />George Harrach, 294 Short Place, Louisville, CO <br />I have three concerns. <br />1 Any dwelling built at 102B Garfiel <br />dwellings. <br />2. Most of them are single story <br />homes with some tri- levels. <br />Brauneis asks what kind of animals is living on this property? <br />Harrach says a large number of raccoons. At night, they leave the property, go down the alley, <br />head down Short Street, and sometimes head down Lincoln Street. A lot of neighbors do not <br />appreciate them. <br />Brauneis says the PC does not have say over the architectural characteristics of a home. That <br />will be discussed as an applicant goes forward.
