~~~~~~~ 3 <br />IIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIIII Pa9e: 1 of 3 <br />05/16/2008 04.06P <br />Boulder County Clerk, CO ORD R 16.00 D 0.00 <br />ORDINANCE NO. 1533 <br />SERIES 2008 <br />AN ORDINANCE APPROVING AN AMENDMENT TO A PLANNED COMMUNITY <br />ZONE DISTRICT (PCZD) GENERAL DEVELOPMENT PLAN FOR APPROXIMATELY <br />28 ACRES OF LAND DESIGNATED PLANNED COMMUNITY ZONED DISTRICT <br />COMMERICAL KNOWN AS THE BUSINESS CENTS;RAT CTC. <br />WHEREAS, the Colorado Tech Land Company is the owner of certain real property <br />totaling approximately 28 acres, which property is designated as a portion of the Business Center at <br />CTC property and the legal description of which is attached hereto as Exhibit A (the "Property"); <br />and <br />WHEREAS, the Property is currently zoned Planned Community Zone District - <br />Commercial (PCZD - C) and, permitted uses are set forth on the existing PCZD general <br />development plan; and <br />WHEREAS, the owner has submitted to the City a request for approval of an amended <br />PCZD General Development Plan for the Property, which amended Plan is entitled the Business <br />Center at CTC General Development Plan, Amendment B and a copy of which is attached hereto as <br />Exhibit B (the "Business Center at CTC GDP Amendment B"); and <br />WHEREAS, the Business Center at CTC GDP shall serve to identify the permitted uses <br />and development for the Property and shall serve as the PCZD General Development Plan for the <br />Property, in accordance with Title 17 of the Louisville Municipal Code; and <br />WHEREAS, the Louisville Planning Commission has held a public hearing on the <br />proposed Business Center at CTC GDP Amendment B for the Property and has forwarded a <br />recommendation to the City Council to approve the Business Center at CTC GDP Amendment B; <br />and <br />WHEREAS, the City Council has duly considered the Commission's recommendation; and <br />WHEREAS, the City Council has held a public hearing on the proposed Business Center at <br />CTC, Amendment B GDP and has provided notice of the public hearing as provided bylaw; and <br />WHEREAS, no protests were received by the City pursuant to C.R.S. §31-23-305; and <br />WHEREAS, the PCZD-C zoning classification for the Property as further set forth on the <br />Business Center at CTC GDP is consistent with the City of Louisville 2005 Citywide <br />Comprehensive Plan; <br />NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY <br />OF LOUISVILLE, COLORADO: <br />1 <br />C,~~_ ~ ~I <br />
