Purchaser and Seller shall sign .and complete all customary or required documents at or <br />before closing. Settlement. sheets Far the closing shall be titrnisht~d by Seller to the Purchaser at least <br />three work'sng days before the date set for closing. Costs anti fees fbr real estate. closing and settlement <br />services shall be paid at closing fifty percent by Seller and fifiy percent by Purchaser. <br />10. Any encumbrance, including but not limited to any deed of trust, •judgment, ur other <br />lien upon the property, required. to be paid by Seller shall be paid at or before the tithe ofclosing from <br />the proceeds ol'this transaction or tiom any other source. <br />11. At the time of closing Ind upon Purchaser's compliance with the terms and provisions <br />of this Contract, Seller shall d~:liver: <br />a. A good and suf~tcient general warranty deed in a form acceptable to Purchaser, <br />properly executed and acknowledged, conveying the Property free and clear of all liens, <br />judgments, deeds of trusts, tenancies and other encumbrances excerpt those set forth in <br />Paragraphs 6.a. and b. above; <br />h. If requested by Purchaser, a good. and sufficient. assignment and bill of sale in a form <br />acceptable. to Purchaser, conveying any rights in personal J~roperty as described in Paragraph t , <br />above; <br />c. All instruments, certificates, affida~~its, and other documents necessary to satisfy the <br />requirements listed on Schedule B-1 of tl~e title coi~~mitment; <br />d. r1n update of the title commitment, at Purchaser's expense, showing title to the <br />Property to be sub}eci only to the permitted exceptions dete;rnlned by PaE•agc•aphs 5-7, abov=e; <br />c. A certification that the. representations and ~varraiYties of Sclle:r pursuant to Paragraph <br />1 G continuo to be true and correct as of the date of closing; and <br />f. Seller's closing costs and any other documents required by this Contract to be delivered <br />by Seller to the title company or reasonably required by Purchaser oc the title company itt <br />connection herewith. <br />12.
