these uses are compatible with the surrounding <br />areas. <br />Planning Commission reviewed this amendment and <br />recommended approval. <br />Wanush explained that this zoning district is <br />slightly different than other zones. The PCZD <br />zoning calls for any Planned Community Zoned Dis- <br />trict to have a general development plan which <br />spells out areas of uses in relationship of <br />various uses to another. In addition, Council <br />can, in approving the general development plan, <br />limit uses even further than the zoning ordinance <br />itself . <br />The reason for the two amendments being decided <br />tonight is that during the review of the Ohmeda <br />Subdivision PUD, i~t was clear to the staff that a <br />use like Ohmeda was a permitted use. The <br />agreement specifically stated that research <br />offices and corporate uses on Parcel B is <br />permitted. In addition, there are 4-5 other <br />parcels that have this designation. However, in <br />going back to the zoning ordinance itself, there <br />is no definition of research office and is <br />somewhat unclear. As staff researched and <br />reviewed records of hearings that designated this <br />use, it is clear that a use like Ohmeda was always <br />considered to be an appropriate use through the <br />general development plan. When Lincor, who is <br />doing the PUD development on this, looked at the <br />ordinance, they didn't feel it was clearly <br />defined. Therefore, staff initiated this <br />amendment to the ordinance to add these two items <br />allowing Research/Office and Corporate uses to <br />dispel any doubt that uses like Ohmeda, <br />essentially high tech research with an assembly <br />component, are clearly permitted uses under the <br />designation Research/Office and Corporate uses <br />within the agreement. <br />Mayor Fauson asked. for anyone wishing to speak <br />either in opposition of or in favor to this <br />Ordinance. There were no comments. <br />Mayor Fauson closed the public hearing and called <br />for a motion. <br />Mohr moved that Ordinance #925 be adopted. <br />Szymanski seconded..
