Mayor Fauson stated that he does agree with <br />Szymanski, but realizes that each project should be <br />judged on its own merits. However, he does feel <br />that occasionally, the City is drifting a little too <br />far away from that at times. <br />Carnival commended Mr. Prouty for his efforts and <br />the quality of the development. The ditch situation <br />and the timeliness of a permanent bike path was <br />impressed upon Mr. Prouty by Carnival. Once again, <br />Carnival doesn't necessarily agree with sidewalks <br />on one side. However, the appropriateness of this <br />feature in this development was more apparent to <br />Carnival as it is more of a country setting. <br />Mayor Fauson moved that Resolution #20 be adopted <br />with the conditions outlined in Attachment A. <br />Carnival seconded. Unanimous. <br />RESOLUTION #21 - PUD - PINE STREET <br />PARTNERS Rautenstraus read i:n its entirety Resolution #21, "A <br />Resolution approving a Planned Unit Development for <br />Pine Street Partner;s." <br />Wanush explained that the applicant is seeking to <br />renovate the existing 1024 s.f. structure at 824 <br />Pine and construct a 1056 s.f. addition for a <br />commercial office use. A PUD is required since the <br />applicant is expanding the building. Planning <br />Commission approved the PUD with one condition, an <br />improvement bond fo:r three new trees, at their <br />August 11, 1987, meeting. <br />Ray Sears, 409 Lois„ representative for applicant, <br />stated that the sites is located in the central <br />business district and gives the applicant some <br />special use including lot line to lot line <br />development. Howevesr, this project will only be <br />developing 45~ lot coverage. Although it allows <br />also for no parking spaces, the applicant will be <br />keeping the three existing parking spaces. The <br />addition will be connpatible with the existing <br />structure in this tl-ansitional area. The only <br />proposed sign will be located on the north side of <br />the property (Pine ~~treet) with a setback of 10 ft. <br />and is only 16 s.f. <br />Mohr moved that Resolution #21 be adopted with the <br />condition that the applicant be required to obtain <br />an improvement bond for three new trees. Carnival <br />seconded.
