The Planning Commission at their November 30, 1993, <br />meeting, approved the development with a 6 - 0 vote with the <br />following conditions: <br /> <br />1.) <br /> <br />3.) <br /> <br />5.) <br /> <br />Final street design must be accepted by the Fire <br />District. <br />Remaining 12,305 s.f. public land dedication shall be met <br />by cash in lieu of payment prior to recording the final <br />plat. <br />Street name of cul-de-sac shall be shown on final plat. <br />Dedication language shall be approved by the City <br />Attorney. <br />Front setback of Lot 2 shall be 25' from property line. <br /> <br />Wood noted that conditions 1, 3, 4, and 5 had been met. Wood <br />stated that according to the applicant, the applicant had come to <br />an agreement with the Mayhoffer Trust that the ditch will be left <br />in the surface configuration. The proposed alignment of the bike <br />trail is along side the ditch created safety concerns. He had not <br />had[ time to review those concerns with the Parks & Recreation or <br />Public Works Departments. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Jim Leach, Wonderland Hill Development Company, 745 Poplar, <br />Boulder, Colorado, stated that they had talked with the Fire <br />Department and worked out the logistics for the fire safety issues. <br />They had talked with Public Works about the street design. <br /> <br />Timothy J. Beaton, 1013 Jefferson, Louisville, Colorado, stated <br />that he had annexed the property to the south of this and it had <br />been incorporated into this whole planning process. <br /> <br />Frosty Wooldridge, 1458 Ford Place, Louisville, Colorado, wanted a <br />no growth moratorium on residential and ~ommercial sites, because <br />Louisville is so crowded. He stated that each day in the U.S.A. <br />2,000 acres of land go under concrete and asphalt, seven days a <br />week, 365 days/year. He stated that daily the air gets thicker, <br />dirtier, and more particulate with every new house and smokestack, <br />etc. He passed out an article he had written on the population <br />boom several years ago and shared his views on his environmental <br />concerns. He asked Council to work toward stopping Louisville's <br />growth this year. <br /> <br />Gall Wetrogan, 930 McKinley, Louisville, Colorado, wanted Council <br />to approve the non-standard cul-de-sac. She liked the reduced <br />amount of pavement. <br /> <br />Davidson called for Council questions. <br /> <br />5 <br /> <br /> <br />
